1. Our Mission
In commercial real estate and investment property lending, the Debt Service Coverage Ratio (DSCR) is the single most critical metric lenders evaluate before committing capital. Yet, investors, property managers, and mortgage brokers often find themselves relying on cumbersome Excel spreadsheets, clunky software, or paywalled underwriting platforms just to check if an asset qualifies for financing.
DSCR Analytics (netdscr.com) was created to eliminate that friction. We provide a clean, instantaneous, institutional-grade debt service calculator that runs directly in the browser—with zero logins, zero fees, and zero server-side data retention. Whether evaluating a residential non-QM rental property or a multi-tenant commercial asset, our goal is to deliver immediate clarity on property cash flow, coverage tiers, and borrowing power.
2. Calculation Methodology & Mathematical Formulas
DSCR Analytics implements standard banking and commercial real estate underwriting standards. Below is an authoritative breakdown of how our engine computes each metric:
A. Net Operating Income (NOI)
Net Operating Income reflects the total operational cash generated by an income-producing property before deducting debt service (mortgage principal and interest) and income taxes:
- Gross Income: Total rental revenue, laundry/parking fees, and ancillary income.
- Operating Expenses: Property taxes, insurance, property management fees, maintenance, utilities, and vacancy reserves. (Capital expenditures and debt service are strictly excluded from OpEx.)
B. Debt Service Coverage Ratio (DSCR)
The DSCR measures a property's cash flow cushion relative to its scheduled mortgage obligations:
Interpretation: A DSCR of 1.00x means the property produces exactly enough revenue to cover its loan payments with zero cushion. A DSCR of 1.25x means the asset generates 25% more net cash flow than required to service the mortgage.
C. Periodic Debt Service (Fully Amortizing vs. Interest-Only)
Debt service represents the scheduled cash outflow required to satisfy loan obligations over a designated period:
- Fully Amortizing Mortgage: Monthly debt service (M) is computed using the standard fixed-rate amortization equation:
M = P × [ r(1 + r)^n ] / [ (1 + r)^n − 1 ]where P is loan principal, r is the monthly interest rate (annual rate / 12), and n is total months in the amortization term.
- Interest-Only (I/O) Option: When toggled, periodic debt service reflects interest charges alone:
M = P × (Annual Interest Rate / 12)Underwriting Note: Most lenders require borrowers to qualify at the fully amortized payment rate even if an initial interest-only period is granted. Our tool displays the I/O DSCR to assist with initial cash flow analysis.
D. Maximum Qualifying Loan Amount
When underwriting a commercial loan, lenders solve backward from the property's NOI and their minimum required DSCR threshold (typically 1.25x) to calculate the maximum loan amount the property can support:
The Annual Debt Constant (k) is the ratio of annual debt service to total loan principal: k = Annual Debt Service / Principal. By dividing the allowable debt service by k, we arrive at the exact capital limit supported by the property.
E. Lender Underwriting Benchmark Tiers
Commercial underwriters and non-QM loan programs categorize assets into four core risk profiles:
- < 1.00x (Deficit / Under Water): The property operates at a negative cash flow after debt service. Traditional commercial lenders will reject this loan unless significant additional collateral, cross-default structures, or personal debt coverage are provided.
- 1.00x – 1.24x (Marginal / Tight): Property breaks even or possesses a minimal safety margin. Lenders typically mandate lower Loan-to-Value (LTV) ratios (e.g., 60-65%), higher interest rate spreads, or substantial interest reserves.
- 1.25x – 1.49x (Standard / Prime Benchmark): The golden standard for conventional commercial mortgages, Fannie Mae / Freddie Mac multifamily loans, SBA 504 / 7(a) debt, and standard non-QM DSCR programs. Provides a healthy 25% cash buffer.
- ≥ 1.50x (Strong / Low Risk): Superior debt-coverage safety cushion. Borrowers often secure optimal pricing tiers, interest-only options, and maximum permissible leverage.
3. Browser-First Security & Data Privacy
Commercial real estate acquisition models and property rent rolls are proprietary business secrets. We believe founders and investors should never have to compromise confidentiality to calculate loan scenarios.
DSCR Analytics operates on a strict 100% client-side execution architecture. All mathematical computations, SVG gauge animations, and amortization schedules are computed purely in local device memory using JavaScript. No property data is sent to our servers.
4. Contact & Underwriting Feedback Mechanism
We are committed to maintaining the highest accuracy standards for commercial mortgage brokers, lenders, and real estate investors. We actively welcome feedback, feature suggestions (e.g., balloon payment modeling, multi-tier mezzanine debt), and underwriting questions.
